CAMPGROUND RULES AND REGULATIONS
Everyone’s safety is very important to us here at Camper Village. Please read the listed rules and regulations for the park. It is imperative that everyone who stays with us for a short time or an extended stay understands and abides by these rules. It is the only way we can make sure everyone is safe during their stay with us. Please speak with someone in the office or personnel if there are any questions regarding the rules listed below.

Activities All scheduled activities must be on the park calendar in order to reserve facility.
Additions Permission must be obtained from management to add anything permanent to your existing unit.
Age of Units Effective June 19, 2008, units admitted to the park on a permanent basis must not be older than 10 years.
Air Conditioning All AC unit installation (window or central) must be approved by management.
Appliances No electric stoves or dryers are permitted. No appliances on unenclosed porches.
Appearance of Units and Sites Units must be kept clean and in good condition. Areas around units must be kept neat, clean, and uncluttered. Sites must be cleared of all items upon departure.
Bird Feeder/Houses No bird houses or bird feeders allowed in park.
Bulletin Boards Information to be displayed on bulletin boards must be approved by management.
Check Out Time 12 Noon
Children This is an adult park. (See “Visitors” for full details).
Clotheslines Clotheslines are located by laundromat. Clotheslines or hanging clothes from trees or units is not permitted if visible to passersby.
Decks Permission must be obtained from management.
Drugs Illegal drugs are absolutely not permitted. Violators will be immediately evicted.
Dumpsters Are available for household refuse only. Absolutely no large furniture items or yard debris permitted.
Electricity Electricity is charged at the current utility KWH rate. Electric meters will be read upon arrival and departure. Charges can be paid at time of site rent payment. Electricity can be left on during seasonal storage with permission from management.
Emergency Contacts The office of Camper Village MUST have a current emergency contact on file for each resident.
Emergency Procedures You will be contacted immediately in case of “emergency.” An emergency contact name should be registered in the office. The maintenance/laundromat building is the designated emergency shelter.
Eviction Management reserves the right to evict anyone, including visitors, for behavior detrimental to the campground, failing to observe the rules and for non-payment of monies owed to the campground either in rent,electric or storage.
Firepits Any and all outdoor fire pits, fireplaces and fire boxes are NOT permitted in the campground.
Fireworks Fireworks are not permitted in the park.
Golf Carts Golf carts must observe the 9 mph speed limit. Golf cart operators must have a valid driver’s license.
Children are not permitted to operate golf carts.
Holiday Decorations Christmas decorations and lighting must be removed within a reasonable period of time (January 31).
Hoses All hoses must be on a portable container (absolutely not on utility posts). Hoses must not be left on ground (which prevents us from mowing).
Internet Wireless internet is available in the park and in the front office.
Intruders Do not give money to intruders. Report all intruders to management immediately. No soliciting is allowed on Camper Village property.
Landscaping All landscaping must be approved by management. Landscaping should be confined to approximately 2 feet from your unit. Absolutely no digging or planting permitted outside of this area.No cutting of park trees allowed.
Laundromat Laundromat hours are as posted. Do not start laundry 90 minutes before closing. Change can be provided in the front office when available.
Licenses All units and vehicles must clearly display a current license tag, required by Florida Law.
Mail/Mailboxes Mailboxes are provided in the office. One key is provided, should that key be lost or stolen there is a $10.00 replacement fee to have a new key made for you. A notice will be placed in your box for items that are too large to fit into your box.
Messages Phone messages will be placed in your mailbox.
Mowing Lawns are mowed every week during the summer and as needed during the winter.
Noise From 7 a.m. to 11 p.m. noise level from TV’s, music,vehicles (Including trucks,motorcycles etc.) should be kept at a minimum. Quiet hours are 11 p.m. to 7 a.m.
Numbering All units, storage sheds and any vehicle in storage must clearly display your site number.
Off Season Unit Use If you elect to use your unit during the off season and while you are on a storage rate, there will be a charge of $21.95 per day for the time you are using your unit. Please check in at the front office upon arrival.
Office Hours As posted.
Offensive Items Absolutely no pornographic material, obscene objects, or objectionable novelty material will be displayed on or around units or vehicles on your site.
Painting Colors must be approved by management.
Parking Units should be 5 feet from the utility posts. Vehicles should not be parked on the street. Parking is permitted on your site only. Parking on empty sites is absolutely not permitted. A parking permit must be obtained from the office for identification and security purposes.
Patios Permission must be obtained from management to install patios. Breathable mats should be used on the grass and should not exceed awning size. Breathable mats should be removed during off season.
Pets Dogs and cats must be kept on a 6’ leash and walked on walkways only or in designated dog walk. No pets are to be left unattended around units at any time. Owners must clean up after pets both on your site, walkways and designated dog walk. Dogs considered “vicious” or over 50 pounds are absolutely not permitted (Doberman, Rottweiler,Pit Bull and any wolf breeds). Maximum of two pets per site. Continuous barking of dogs not permitted. No pets permitted in public facilities (exception for working dogs) or on sites other than your own.
Picnic Tables Picnic tables are available, however, there are a limited amount and are distributed on a first come first service basis.
Pools/Spas/Saunas No pools of any kind, spas, or saunas are permitted.
Porches Permission must be obtained from management to add porches to units.
Propane Gas Available at the current rate from 8 a.m. to 4 p.m. Monday through Friday. Empty tanks should be placed in front of your unit. Your site number should be on the tank. Tanks will be picked up, filled, and returned to you with a ticket attached. The tear off portion of the ticket will be given to the office to post to your account. Propane can be paid for when you pay your site rent. Safety Procedure: Shut off tanks immediately should you detect any gas odor. Report information to office or any staff member immediately.
Quiet Hours Quiet hours are from 11pm to 7am. Any unnecessary loud noise from gatherings, automobiles, motorcycles during these hours may result in a warning notice from management.
Recycling Newspaper bin is located near Lane “J.” Personal recycling bins are available next door at Sam’s Club.
Rent Rent is due in advance for all plans-daily, weekly or monthly.A $75.00 late fee will be added if rent is not paid within 5 days of the rent due date.
Repairs If need to call a professional repair person, please be sure to advise them that they will need to check in at the front office upon arrival and departure.
Satellite Dishes Free standing satellite dishes must be removed while your unit is not in use.
Self-Employment No self-employed business can be conducted from your site or shed including paid or unpaid child care. Providing services to Camper Village residents only is permitted.
Sewer Donuts Florida Law states that all units must have a sewer donut, these are sold in the front office for your convenience.
Sheds Sheds must be kept clean and painted. No storage permitted outside of sheds. Steps must be placed inside when sheds are in storage. Sheds must display your site number. Plastic sheds are not allowed on sites or on enclosed porches.
Shower House All personal items must be removed when leaving, door is to remain unlocked when not in use.
Signs For sale signs may be displayed on or near your unit/shed. Other signs are not permitted. Absolutely no attachments to, or landscaping around, park sign posts.
Skirting All permanent units must have skirting. Picket fence or lattice type is not desirable due to inability to control animals, rodents, etc.
Smoking No smoking permitted in any public building. Receptacles are provided for smoking material disposal.
Solicitation Positively NO solicitation in the park.
Speed Limit 9 MPH throughout the park. Vehicles entering the main street from your row must yield right-of-way.
Stamps Postage stamps can be purchased in the front office when available.
Storage Between Units No storage is permitted between units.
Tarps Absolutely no tarps permitted.
Taxes Applicable as required by law.
Telephones Public telephones are available at the telephone company’s discretion.
Tents Absolutely no tents allowed.
Trash Absolutely no trash receptacles on individual sites. Trash is picked up from each site Monday thru Saturday from 7am to 10am (Please do not set out trash before 7am) Also dumpsters are located at Lane “J" for household use. Cardboard should be broken down before placing in dumpsters. All yard debris may be placed next to sign located near dumpsters.
Unit Rental Permission must be obtained from management before any unit is rented. All tenants must be approved by management.
Unit Sales Seller of unit must notify management of the intent to sell. New owners must be approved by management. ABSOLUTELY No Contract Sales Permitted.
Unit Storage (Seasonal) During seasonal storage utility posts should only house items owned by Camper Village or a utility company. All other items must be unhooked and stored to help facilitate summer mowing. Electricity can remain on during the summer with management permission. Usage must be paid monthly.
Vehicle Allowance One camping unit, one towing vehicle and one other vehicle is permitted on your site. Vehicle passes will be issued for park security. Small cargo trailers and small flatbed trailers are permitted on a pay-per-foot, space-available basis.
Vehicle Identification Identification tags must be displayed on all vehicles. They are available in the office.
Vehicle Repair Absolutely no vehicle repair or maintenance will be allowed on site.
Vehicle Storage Must be approved by management. Available on a limited, pay-per-foot basis. Site number must be displayed on vehicle or trailer.
Vehicle Washing Your unit may be washed on your site. Vehicle washing is permitted only at the designated car washing area ,located behind the front office.
Visitors A visitor is classified as a family member or friend who visits temporarily (maximum 2 weeks). All daily or overnight visitors must obtain a “Visitor Pass” from the office. There is a visitor charge per night. Children are welcome for holidays and vacations with family. Child care, whether paid or unpaid, is not permitted.
Watering (lawns) Lawn watering should be kept at a minimum. City regulations apply.
Water Leaks Camper Village is not responsible for water leaks past the park connection.
Water Pressure 80 lb. water pressure. A water regulator is required. These can be purchased from the office.
Weed Eating Weed eating by groundskeepers cannot be done within 2 feet of unit or around items on your site, i.e., picnic tables, etc. Weed eaters are not provided for personal use.
Weeds Groundskeepers will spray weeds around the utility posts located between units.
Windows No plastic sheeting allowed outside. Vinyl windows must be kept in good condition. No tape permitted. Glass window installation must be approved by management.
